Capital Planning

When you own investment properties, it’s essential to plan for the future in relation to capital expenditure and allowances as this is part of your tax planning. This applies whether you have one property, an enormous portfolio or a block or you’re an RMC. Capital planning helps landlords to get the best return on their properties and should therefore not be overlooked. We see this as the way forward for managed properties and believe in setting up future capital planning the right way.

We can instruct a surveyor to undertake a condition survey of your property/properties, taking into consideration the building component vs life expectancy and expected cost. We then work closely with the surveyor to compile an accurate capital reserves plan in order to plan for potential large expenditure. Many firms allow managers to calculate these plans but by using a surveyor we ensure that we are working with the most accurate information in terms of the building components and future costs and we can therefore devise a precise maintenance plan for your properties for up to 25 years ahead.

The law demands that leaseholders paying variable service charges must be consulted before a landlord carries out qualifying works or before the landlord enters into a long-term agreement for the provision of services. A landlord for the purpose of consultation includes 'any person who has a right to enforce payment of a service charge' (section 30, landlord and tenant Act 1985). consequently, depending on the structure of the leases and titles at any given property, a landlord could be any of the following:

freeholder
head lessee
resident management company
right to manage company

So again, it’s important to plan ahead for this.
